Cardboard boxes and keys ready for a house move
Updated for the Renters' Rights Act 2026

Master Your House Move

Moving out of a rented property involves important legal and practical steps. Give the correct notice, document the property's condition and protect your tenancy deposit.

1. Understanding Your Notice Period

If you are ending a tenancy, make sure you understand the notice rules that apply to your tenancy and location before committing to a moving date.

  • England: For periodic assured tenancies covered by the new rules, tenants generally need to provide at least two months' written notice.
  • Wales: Notice requirements are governed by Welsh housing law and can differ from England.
  • Keep Proof: Keep a copy of your notice and evidence showing when and how it was delivered.

2. Moving Day & Evidence Gathering

Your final day at the property is one of the most important opportunities to document its condition and protect yourself against disputed deductions.

  • 1 Timestamped Photos: Photograph every room and take close-ups of floors, walls, windows and appliances.
  • 2 Meter Readings: Photograph your gas, electricity and water meters and keep the readings.
  • 3 Keys & Check-out: Return all keys, fobs and other access devices and obtain confirmation where possible.

The 4-Week Prep Checklist

Start preparing early to maximise the chances of a smooth move and a full deposit return.

Securing Your Deposit Return

If you paid a tenancy deposit that must be protected under the applicable deposit protection rules, check that it was placed in an approved scheme and keep the relevant paperwork.

The 10-Day Rule

Once the tenant and landlord agree on the final amount, the agreed deposit should generally be returned within 10 days.

Itemised Deductions

Keep evidence of the property's condition. Fair wear and tear should not normally be treated as chargeable damage.

Dispute Unfair Deductions

If you disagree with deductions, use the dispute resolution process provided by your deposit protection scheme where available.
